What we do

The spaces no single tenant owns, but everyone judges

In a multi-tenant building, each tenant takes care of their own suite. The lobby, corridors, elevators, and stairwells belong to the building, and they're the first thing a visitor, tenant, or prospective tenant sees. When they slip, the whole building feels neglected.
AIM works for the building owner, property manager, or association that is responsible for those shared areas. We set a scope and frequency for each space: daily for the lobby and elevators, weekly for back stairwells, and periodic for deep work like carpet shampooing or floor refinishing. The schedule is built around when your building is busiest. We serve buildings across Eastern Massachusetts and Southern New Hampshire from our office in North Andover.

Why it's different

What makes common areas their own job

Heavy, shared trafficOne elevator or lobby may serve hundreds of people a day, so the high-touch surfaces need attention more often than in a private suite.
Always in useCommon areas rarely close. We schedule work in quieter windows and keep hallways and stairwells passable while we clean.
Weather at the front doorSalt, sand, and slush pile up at entrances every winter. Entry mats and lobby floors need extra care from November to April.
Accountable to someoneOwners and managers answer to tenants. We keep the scope written down by area and frequency so you can see what was done.

You get a written scope that lists each area, the tasks, and how often they happen.

Inspections

Regular quality checks, plus a direct line to us when a tenant raises something.

Frequently asked questions

What counts as a common area?
Any space shared by more than one tenant or resident: lobbies, hallways, elevators, stairwells, shared restrooms, mailrooms, trash and recycling rooms, and amenity spaces like fitness or community rooms.
How often should common areas be cleaned?
Lobbies, elevators, and shared restrooms in a busy building usually need daily service. Upper-floor hallways and stairwells can often be weekly. We'll recommend a frequency for each area during the walkthrough.
Do you clean apartment and condo building common areas?
Yes. We clean shared spaces in apartment buildings and condominiums as well as office and medical buildings. Condo associations can also see our condominium cleaning page.
Can you add carpet or floor work to the schedule?
Yes. Hallway carpet shampooing and lobby floor care can be built into the contract as periodic visits.
Who do you work with, the owner or the tenants?
Usually the building owner, property manager, or association, since they're responsible for the shared spaces. Individual tenant suites can be quoted separately.
